To notify keen buyers of available HDB terrace units for sale / rent here, I try to keep this space updated by trawling the Saturday Classifieds in the Straits Times and do random Google searches. I appreciate all valuable feedback that have been made to help buyers make informed decisions.

    Been following your site.

    Heard from my agent that all units in jln bahagia has been sold.

    And to RC,

    As far as I know, all terrace houses in jln bahagia are 3 rms.

    And stirling side will have 3 and 4 rms.

    Hi Nana, do not have more information about the neighbouring unit, but do contact Jason Koh at 81 000 888 as I’ve seen him bringing some potential buyers last weekend.

    FYI, all units in Jalan Bahagia had sold but there is an unit at Jalan Ma’mor just on sale only.

    If anyone is keen, please let me know. I’m not the agent of that unit as it is another agent who is marketing that unit.

    Hi boys & gals, first time visited the bahagia and mamor yesterday afternoon. pretty interesting place where new tenants building up their homes in a luxury manner. have seen some really great investment on landscaping and reno, bet they sure love their homes alot.

    k now i have a problem, my gf kinda love the place alot, not sure if anyone can give me a ping if their is a unit for sale. my contact is 92361906. cheers

    Hi,
    I noticed there’s a surge in the number of transactions in the resale market for Jln Bahagia and Jln Mamor for 2009… [few transactions each month]… compare to the few transactions for the whole of 2008.
    Beside many are tempted by the profits.. any other reasons why are there so much sellers this year? Could there be any announcement or plans for this area coming up?

    I’m a single lady who is above 35 years old with an income above $8K per month. Am I eligible for HDB Terrace? If yes, how much down payment do I need for over S$500K terrace? In other words, will I be able to get 90% loan from banks? I believe with the income I’m earning, I will not be able to get the HDB loan. Am I right? Please advise. Thank you.

    Hi, just came across this type of housing and was pleasantly surprised that they exist, if anyone knows of any houses with minimum reno done (so that my husband n me can do our own style of reno) that are still being sold. Please contact me at 82006134.

    Does the same conditions that apply to HDB flats apply to HDB houses as well? ie. either my husband or me must not own any other HDB property?

    been a fan of this blog and have been looking around this estate with my missus since last 2 months.
    Am wondering why so many people in this estate are selling out? And of course yourselves after spending so much time in the estate and single handedly brought this estate to prominence ya?

    Do you know of any further plan on the estate that we do not know about? Any problem getting loan on a 62 year leasehold left HDB flat? Am looking to self stay but worried about resale.

    Please advise.

    Hi Mr&Mrs – thanks for the compliment! I was inspired to start this blog because this estate is so unique and the location is great!

    I’m not aware of any ‘plans’ for the estate. We’re moving to stay closer to my parents :) We’ve had similar questions, and considered this too when we bought our unit. I guess it’s a valid concern!

    Personally, we don’t think anything is going to change here in the foreseeable future. Especially since – just last year – they spent $2 million (my hubby asked the town council) replacing the roof tiles, putting in insulation and re-doing pathways for the whole estate.

    For loans, if you take the hdb loans then it’s not a problem. We got ours from a bank and had no trouble as well. You might want to check with the banks to get in-principle approval to get peace of mind.

    The number of transactions in this estate has been consistently high in the last 2 years we’ve been here. Even now, there are still many first / second owners around. I guess they are happy to sell as prices were really low when they bought it (i think these units cost less than 20k 36 years ago – my hubby says he could eat a bowl of noodles for 20 cents 25 years ago – haha!).

    Prices have risen steadily as more people come to know of this estate. And available units usually get snapped up quite quickly.

    After listing our place though, I’m reminded that hdb terraces are still very much a secret and surprise to the majority of Singaporeans! Lots of “what is hdb terrace?” / “how come hdb built terrace?” / “you mean this is not private?” questions still.

    Anyway, good luck with your hunt for a unit here. Hope you land one soon!

    Hi gigi thanks so much for the info.
    Well honestly I really like the place and my wife as well.
    Our requirements are slightly different as we prefer a big outdoor area thus a corner is more suitable.
    Hopefully the government does not do anything there because I think one day this is going into the history books cos of the rarity of such properties in singapore.
    Just the leasehold nature is the main concern as we are probably all gonna end up as lessees to the land anyway. Well thanks so much for the reply and I hear you have been trying to sell your place. Good luck and I think your place looks great and well maintained!
