Bahagia Bulletin # – Estate gets Upgrading from Town Council (More roof pictures inside)

Do you know? We are getting an upgrading from Jalan Besar Town Council! I do not know how much this means to the rest, but as a new resident of this estate, this is a joyous piece of news! This 36-year-old estate is going to get a facelift! To get current information of upgrading news from Jalan Besar Town Council, be sure to visit their website at http://www.jbtc.org.sg/, we are the smallest Division situated at a corner of the map!

What the Town Council is going to do:

  • Replace the roofing tiles.
  • Build new walkways.
  • Build new staircases.
  • Repaint the exterior facade of the terrace housesConstruction work has began with replacement of the roofing tiles.

    The old roof tiles were removed, exposing the bare skeleton of our roofs.


    An aluminium sheet is then cast over. It also acts as a reflector to bounce heat / light off.


    Slabs of insulation material (yellow) are placed over. I am not a technical person on construction but I believe these are for sound insulation. It muffles the sound of raindrops on your roof. It might also help to keep the temperature of the bedrooms down from the scorching sun.


    New tiles are then used on top of the insulation to cover up the roofs. This is indeed a tedious process for the workers, not only do they have to finish one single block within a day, they also have to make sure the sky is not overcast in case it rains and our bedrooms get wet. If there are 28 blocks in this estate, they will have to take about a month!

    Here are the scaffoldings around my house. They stack it on the roof of your first level and create a passage way at around the second level roof, this way it’s more accessible to them.


    I’m excited to see my new roof but I hope my previously installed insulation that cost me $2,000 won’t be damaged by accident! With the new roof from Town Council, my house will have double insulation, which means the raindrops that land on my roof will be half as loud as my neighbour’s, my air condition electricity cost for the bedroom will be a fraction of my neighbour’s. Ha!

    This is a night view of my front facade covered with green netting. It looks ghastly as of now, so I’m avoiding all guest visits!
